For STR operators
Seven playbooks
Claude runs for you.
The procedures I use to run rentals, rewritten so any short-term rental manager can load them into Claude. Listing suspensions, owner audits, statement cleanup, owners about to leave. The jobs that eat a week when they land.
01What's inside
Seven skills. One job each.
- Platform enforcement defenseWhen Airbnb, Vrbo or Booking.com suspends, removes or flags a listing. Diagnose the real trigger, build the evidence packet, appeal on every channel, and protect the revenue while it plays out.
- Owner records requestWhen an owner asks for an audit or the source documents behind a statement. Builds a per-reservation reconciliation that ties to what they were actually paid.
- Owner statement reconciliationA monthly sweep of open balances and overpayments in your PMS, run before your bookkeeper asks. Catches duplicate line items and payment drift early.
- Owner retention rescueWhen an owner signals they may leave. Pulls the real numbers, audits the listing, and drafts a retention offer and revenue plan as one play.
- Mid-term rental operationsRuns a Furnished Finder book end to end: which units to list, inquiry triage, drafted replies and leases, and a checklist of the state rules to confirm.
- Direct booking pageBuilds a direct-booking landing page for one listing from its real data and photos, ready for search and AI answers.
- Worth-it scoreScores a conference, subscription, tool or big spend before you pay, with a go/no-go verdict and a payback number you commit to in advance.
02How they behave
Built to be safe with your owners.
- Nothing goes out on its own. Every email and owner message is a draft you approve and send.
- Read-only by default. Data pulls use your PMS's official API with your own key, and the skills never print it.
- State law is a checklist, not a guess. Where rules vary by state, the skill tells you what to confirm.
03Before you ask
A Claude plan that supports skills. You add each skill to your own Claude account. The pull-from-PMS steps are written for Guesty and say where to adapt for another system.
No. The skills are instructions that run inside your own Claude account. Nothing is sent to me.
No. The skills are operating procedures. Where a step depends on your state's rules, the skill tells you what to check with your broker, attorney or accountant.
Then start with the free teardown. If it finds real money, the $497 Revenue Leak Teardown is the next step.
Rather have the numbers checked first? Run the free teardown.
