Before you buy the land · $99 or $299

Know it works
before you own it.

A parcel that looks perfect in a listing photo can be unbuildable, unfinanceable, or a permit fight waiting to happen. I check the three things that kill glamping and short-term rental land deals, and hand you a plain verdict before you're committed.

Zoned for it?
Allowed use, permit path, red flags
Financeable?
USDA rural-loan eligibility
Worth it?
Comparable revenue nearby (full report)

01Why this exists

I kept watching people find out too late.

I'm a licensed Wyoming real estate broker and I run my own short-term rental and glamping properties. For years I watched the same thing happen at every show and in every land deal: someone falls in love with a parcel, buys it, and only then finds out the county won't permit what they had in mind, or that it sits outside every rural loan program that would have financed the build.

The zoning answer and the USDA eligibility answer both exist publicly, today, before anyone signs anything. Nobody was checking them first. That included, more than once, people I liked, who found out the hard way after I'd already shaken their hand on the deal. So I built the report I wished every buyer had before they made an offer: the same checks I already run for myself before I recommend a parcel to anyone, written down and priced instead of given away in a hallway conversation.

03Why me

Every check is one I already run myself.

  • Licensed Wyoming real estate brokerReal standing in the transaction, not a third-party consultant guessing at rules.
  • Working glamping and STR operatorI know what a permit fight actually looks like because I've had one.
  • Public data, checked properlyCounty zoning codes, the official USDA eligibility map, and real comparable listings. Not a guess.
  • A real verdict, not a hedgeGo, No-Go, or exactly what has to be true first. Never “it depends” without saying on what.

04Before you ask

You still get the full report and the specific reason. Finding out for $99 to $299 before you buy is the whole point. It's cheaper than finding out after. If the problem is the wrong manufacturer or land partner rather than the wrong parcel, I can also make an introduction.

Need the right manufacturer or land partner instead? See The Introduction.

This is a feasibility report, not investment, legal or tax advice, and not a guarantee of financing approval or permit issuance. Revenue figures are estimates from public market data, not projections or promises. See the earnings disclaimer.

05Find out first

Find out before you own it.

$299 buys a zoning verdict, USDA rural-loan eligibility, comparable STR and glamping revenue, a financing note, and a real Go / No-Go / Go-with-conditions verdict in writing. Weigh that against the cost of one wrong offer.
