Referral & dealer partnerships
I bring the buyer.
You keep the business.
I meet people ready to buy hospitality structures and land at trade shows, through my brokerage, and from a growing audience. I introduce them to you. You pay a referral only when it closes. Nothing up front, no inventory, no exclusivity required.
01How this started
I kept making this introduction for free.
The pattern
I'm a licensed Wyoming real estate broker, and I run my own short-term rental and glamping properties on top of that. Between the two, I end up in front of the same kind of person over and over: someone who already has land, or capital, or Bitcoin they don't want to sell, and is one or two steps from building something. What they usually don't have yet is a manufacturer or a broker they trust.
What I was doing wrong
For a long time I just told them things. Pointed them at a dome company. Mentioned a broker in whatever state they were buying in. Free advice, no upside for me, and no real accountability on the other end either. I had no relationship with the manufacturer or broker I sent them to, so I couldn't vouch for what happened next.
The shift
Somewhere around planning for Glamping Show Americas it clicked: I was working two jobs and only getting paid for one. I wasn't in the wrong business. I just wasn't charging for the part I was already doing. I don't want to build structures myself; that's capital and inventory risk. I don't want to run an open marketplace either; that's fake supply and a moderation headache. What I have is standing (a real license), proximity (I'm at the shows, I run the properties), and a habit I already had for free. The only thing missing was a written arrangement instead of a favor.
Where that leaves this page
What's below isn't a product I built to sell you. It's the terms I want in writing for something I was already doing. I'd rather have a handshake-then-paperwork relationship with a handful of manufacturers and brokers than keep giving this away.

02The problem on both sides
Cold leads don't close. Warm ones do.
Most referrals either side ever gets are unqualified: a form fill, a tire kicker, someone six months from having capital. That's not what this is.
If you make structures
You're at every show, in front of hundreds of browsers. Most never buy. You have no way to reach the person who already has land and capital and just hasn't picked a manufacturer yet.
If you're a broker
Out-of-state inquiries are usually dead ends: no license to act on them, no time to vet them, and most agents just let them go cold.
03Why me
I'm already in the room.
- Licensed Wyoming real estate brokerA real license gives me standing to collect a referral fee where an unlicensed introduction can't.
- Working hospitality operatorI run short-term rental and glamping properties myself. I know a real buyer from a browser.
- On the floor, not behind a screenI walked the Glamping Show Americas floor in Denver in September 2026 meeting exactly this buyer in person, with more shows ahead.
- No cost to try thisYou pay nothing unless a deal I sent you actually closes.
04The offer
Two ways to work together.
Same rule either way: I never touch your product, your loan or your license.
Structures and equipment
Manufacturers and dealers
Domes, safari tents, yurts, cabins, modular pods. I send you buyers with land and capital, already interested, before they've committed to a manufacturer.
3–5% referral on a closed unit, or an application-based dealer arrangement with territory protection if that fits your program better.

Land and real estate
Licensed brokers
I meet land buyers everywhere, not just Wyoming. I introduce them to a licensed broker in their own state, then step out of the transaction completely.
20–35% of gross commission on a referred, closed deal. 25% is typical. One introduction, one agreement.

05Is this a fit
A fit if you
- Already sell to individual buyers, not just dealers
- Would rather pay for a closed deal than an ad click
- Don't mind a handshake first, paperwork second relationship early on
Not a fit if you
- Need guaranteed volume on day one. This starts small and compounds.
- Only sell through big-box or wholesale channels
- Want to pay a fee before anything closes
06Before you write back
No. I introduce buyers. The transaction is always between you and them.
Good. Tell me what it pays and I'll work inside it rather than asking you to build something new.
Nothing is owed either direction. This only costs you something the moment it makes you money.
Not exclusive unless you want it to be. Territory protection is negotiable, not required.
Where these buyers come from
A growing set of lenders, Newrez, Rate and Newfi among them, now count Bitcoin held on a US-regulated exchange directly as mortgage reserves, no sale required. Separately, standard USDA rural construction loans don't care where seasoned cash came from, including cash from a Bitcoin-backed loan. Two real paths, same result: land and a build, capital never liquidated.
I don't get paid to explain that part. I just think it's worth knowing.
07Put it in writing
One email. No obligation.
Tell me which side you're on and I'll send terms.
