    01Is this for you

    A fit if

    • You run short-term rentals as a business: your own portfolio or a management company.
    • You already use a channel manager or PMS and can export a year of bookings.
    • You suspect your rates, minimum stays or calendar rules are costing you, but you can't see where.
    • Your properties are outside Sheridan and the Bighorn region of Wyoming.

    Not a fit if

    • You want someone to run your pricing every day. That's a job, and I don't sell jobs.
    • You're still deciding whether to buy your first rental.
    • You want a guarantee of a specific revenue number. Nobody honest can give you one.
    • Your properties are in Sheridan or the Bighorn region. I manage there through Wyo Stays.

    02What I look at

Seven places revenue quietly leaks out of a rental calendar.

    1. 01Base rate vs. the marketWhere your nightly rates sit against comparable listings, by season and day of week.
    2. 02Minimum stays and gap nightsRules that block bookable nights, and the orphan gaps they leave on your calendar.
    3. 03Lead time and last-minute pricingHow you price 60 days out vs. 6 days out, and what that costs or earns you.
    4. 04Events and seasonalityLocal demand spikes you're under-pricing or missing.
    5. 05Channel mix and feesWhat each channel actually nets you after fees, and where direct booking fits.
    6. 06Length of stayWhether weekly and monthly discounts are filling the right nights.
    7. 07The leak listEvery finding ranked by estimated annual dollars, with the fix and how long it takes.

    03How it works

    1. 1ApplyTwo minutes, no payment. Tell me about your properties and what feels off.
    2. 2I check the fitI read every application myself. If it's a fit, you get an invoice for $497 by ACH, no card fees.
    3. 3Send your numbersA year of booking exports from your PMS or channel manager. No passwords required.
    4. 4Get the teardownA written document: the leak list, ranked by dollars, with the fix for each.
    5. 5Decide on the InstallIf you want me to put the fixes in place, the $497 counts in full toward the $4,500 Install.

    04The next rung

Want the fixes put in place? That's the Install.

About 20 hours of my time, a fixed price of $4,500, and a date it ends. Five spots, by application. Your $497 teardown counts in full toward it. I only offer it when the teardown finds at least $4,500 a year in estimated lift.

    05Straight answers

I've hosted short-term rentals in Wyoming since 2017 and run Wyo Stays, a licensed Wyoming brokerage and property management company with around 100 doors under management and more than 45,000 guests hosted. The teardown is my operator judgment on your data, not a software report.

I read every application. If it's a fit, you'll get an invoice and simple instructions for sending your booking export. If it's not, I'll tell you why and point you somewhere better.

Estimates in the teardown are estimates, not promises. Read the earnings disclaimer.
