Wyoming's STR Market in 2025: What Nobody's Talking About

The operators who survive corrections are the ones with the best systems, not the best properties.

The Wyoming short-term rental market is shifting — and most operators aren't paying attention.

ADR compression hit the Bighorn Mountain corridor hard in Q1 2025. Properties that were averaging $285/night in peak season 2023 are now pulling $240. That's a 16% drop that turns profitable units into break-even headaches.

The operators who survive market corrections aren't the ones with the best properties — they're the ones with the best systems.

Here's what I'm seeing on the ground:

Regulatory pressure is real. Sheridan County is exploring permit caps. Johnson County already implemented a 90-day annual limit for non-owner-occupied STRs. If you're not tracking local government meetings, you're flying blind.

Direct booking is the moat. Operators still 100% dependent on Airbnb are watching margins evaporate. My portfolio runs 40% direct bookings through branded sites and repeat guest systems. That's the difference between surviving and thriving.

Experience beats amenities. Hot tubs are table stakes now. The differentiator is curated local experiences — guided fishing, ranch dinners, stargazing packages. We're seeing 23% higher ADR on properties with experience add-ons.

The market isn't dying. It's maturing. And mature markets reward operators, not hobbyists.
